A Subdivision, Surveyed End to End
A regional developer engaged Cairnstone to take a 46-acre parcel from purchase survey through final plat: boundary resolution against three adjoiners, lot and street layout from the approved preliminary plat, and construction control for grading, utilities, and curb work across four phases.
All work ran on a single control network tied to city datum, so design, stakeout, and as-builts stayed consistent from the first traverse to the last monument.
Challenge
Three Adjoiners, Two Lost Corners
The parent tract's 1960s deed called to fences long gone, and two original corners had been destroyed by road work. We rebuilt the lines from adjoiner plats, occupation evidence, and parol testimony — then set the missing corners by proportionate measurement before a single lot was computed.
Approach
One Network, Four Phases
We fixed the exterior boundary first, computed lots inside it, and protected a backbone of control points clear of grading. Each phase staked from the same network, and every phase closed with as-built checks before the next began.
Deliverables
What the Developer Received
- Recorded boundary survey and legal descriptions for the parent tract.
- Computed lot layout with closures, areas, and setback verification.
- Grading, utility, and curb stakeout with cut sheets across four phases.
- Final plat, monumentation, and record drawings accepted at first submittal.

Outcome
The final plat recorded without revision, lot closings began on schedule, and the developer retained Cairnstone for construction control on its next two communities. Consistent control meant zero re-stakes for destroyed points across fourteen months of grading.
